I rent in Milpitas and I agree with the above. As a landlord, you probably don't realize it, but you hold a great deal of your tenant's life in your hands-- their security. By raising the rent you deter good tenants and are likely to increase your rental turnover. Not only that, but think of the frustration and stress your tenant must be feeling. Most renters are on a fairly tight budget and are hopefully working toward an ultimate goal of purchasing a home. A person's entire life revolves around their home and security. Raising the rent could easily jeopardize a renter's already strained budget. If you're already making a profit from this tenant then I would consider it immoral to raise the rent, especially considering the already outlandish cost of living in this area.

I've been a landlord and a renter in the South Bay most of my life. Nothing pissed me off more as a renter than going into a place when vacancies were high, being a model "tenant" who always paid the rent on time and caused little trouble, and then when the market tightened up, to have my rent doubled in the matter of a few years. That happened to me twice!

Is your tenant a good tenant? Does she pay the rent on time and cause no trouble? Are you making a profit now? If the answer is yes to all the above, cut her some slack and make the rent increase a tiny one, or skip it this year.

As a landlord, I never raised rents much on good tenants who were there, but reset the rent higher for new tenants or tenants who caused trouble.
