Buyers most often work with a realtor they know or with a realtor who has a house listed that they like.
In today's market, like all markets, buyers are looking for a great property at a great price.
Buyers make buying desicisons fast when they think someone else is going to beat them to the punch. The way to incite this feeling in buyers is to price a house at a point where they feel it's a "hot deal" and must "act now" or risk losing it.
Buyers are procrastinating because they think, probably accurately, that prices are going to come down even more.
Buyers really want a great house, in a great location, at a great price. It really all comes down to price. Even a great house in a great location at an outrageous price won't sell if the market isn't there. And a crappy house will sell in a day if it's price correctly.
It's all about the price. Economics 101. Supply and demand.

I think realtor decisions are made on comfort level and relationship building. Many realtors are recommended to family and friends from another satisfied client.
Buyers have always been and continue to be attracted to location, neighborhood, and value. The biggest impact areas are curb appeal, kitchens, baths, and space. Well maintained homes in the right neighborhood that are priced correctly should sell relatively quickly.
Buyers, in my opinion, are procrastinating because there is more inventory on the market than there used to be. Now that there is more out there shoppers are willing to take their time and look at all of their options. At the end of the day what drives buyers to quicker decisions is the risk that the home they are looking for will be taken by someone else.

To find a home close to work to cut down on the long commute to work and the condition of the home. Some buyers procrastinate due to the fear of actually being a full time home owner. Buyer wants low mortgage payments.

Realtor -- someone they know, or the sign on the first lawn of a house they are interested in.
Today's market -- more houses than buyers, waiting for price to fall to bottom. Buyer wants to be sure that they don't lose money when they invest.
Time -- is the house available now, does it fit their needs, is the price reasonable.
Procrastination -- loans are more difficult to obtain, waiting for prices to bottom out.
Buyers wants -- toilet in every room, great room the size of a basketball arena, marble kitchen with running champaign fountain, his-n-hers closet/bath in monumental bathroom, six-car garage with room for 60ft RV, on the end of a cul-de-sac with a water fall in the 10-acre backyard all for under 100k.

(1) - good customer service and good information, not a mere lips selling. good information that will custom fit into my needs. good options and freebies.
(2) - good price and good location.
(3) - other options and competitors
(4) - maybe, you are not giving the best yet for him. there are questions that is still needed ans. offers are not good yet.
(5) - good price, good location, good design and friendly agent...
