quick summary

we rent a house,

the...

oven was faulty/dangerous (yellow flames)
we had a gas leak - (yellow flames) boiler needed servicing
fridge fused, needed replacing

our landlord fixed it gave us new oven within a week and a half. we paid for the engineer to come out and he reimbursed us.

i was askin earlier if i had rights to ask for money off as we were without hot water, heating and oven for over a week.

i spoke to him and he agreed to take £100 off our rent which is £800 pcm.

was this good?

plz advise.

You got a GREAT deal and you should be very happy with your landlord. He sounds honest

It is possible that the landlord did not know about the problems in the house. It should be inspected after each tenant leaves, but some items can be easily missed. For him to have replaced the oven within a week and reimbursed the cost of the engineer, etc. you did okay.

You can't take 800 and divide by 4 weeks and expect 200 off since you did have use of the rest of the house for that time. I'd say you did good and you should feel good about your landlord.

Ha Ha!! Laugh and say No Way. Not his fault. You've been there a year and a half, and if you just now have them, it's either seasonal or your housekeeping. You could ask for LL to provide you some traps, but they're really cheap. Common for mice to enter at this time of year. Keep the place clean and put down a few traps and you should solve the problem. You could ask LL to supply the traps, but they're really cheap. I just did for a tenant who was too cheap to pay $.99 for a pack of 4 on her own.

Sounds like he was very reasonable with you and you were with him. It is difficult for a landlord to know what is wrong if the tenants don't mention the problems they are having. So you move in and there are the problems. Your landlord sounds as tho he wants your hourse to be in good repair and that he wants you to feel satisfied about your discomfort. I think you have a good one there. . .

You got lucky. I wouldn't push the issue any further. Remember, a landlord can't control everything that goes wrong with a property before it happens. The fact that he worked with you to solve this issue AND discounted your rent is a sign that he is a person of integrity.
