Work? I pay 850 a month and when I moved in the deposit was 850 as well im am sure I wont get the whole thing back but will I get any of it back as I will be leaving th place clean and in good condition...I am moving out of sate and dont have a forwarding address yet any advise.

You would still need to pay the last month's rent. Have you thought of getting a post office box in the state where you're going to move? That way, you will have a forwarding address to provide. Otherwise, is there someone's address that you can provide to him to send the remaining funds back (like a family member or close friend)?

After the final walk through, the landlord will be documenting what needs to be replaced, what he considers normal wear and tear, and what damages he thinks you'll be responsible for. He will then refund you the amount (assuming it doesn't exceed the deposit) within a certain period of time (sometime between 7-14 days).

If you don't pay the last month's rent, he will serve you with a 3 day notice to pay or quit and then start eviction proceedings, which will end up on your credit report (you definitely don't want that).

Your landlord will do a final walk through with you. He'll mark anything down that needs to be repaired, and you'll have to sign off on it. I believe he has 30 days to mail your deposit to you. You could call him with a forwarding address as soon as you have one, or you could give him the address of a family member or friend that you know will forward it to you.

In most states the landlord has 30 days to refund the deposit, in CA they have 21 days.

Usually, you simply don't pay the last month's rent ... the deposit covers this, if you leave everything clean.

Be sure you take digital photos of the apartment (dozens of them) after cleaning and patching things up!
