A friend of mine owns her own home. She let one of her disabled friends stay with her while he got back on his feet. He gets 900.00 dollars a month in disability and spends 70% of that on scratch tickets, and the rest on cigarettes. He has never paid her rent. She gave him a letter at the beginning of August asking him to leave by the end of the month. When that didn't work, she filed papers against him in court. He filed a paper back claiming indigent status (so it didn't cost him anything). He has thrown fists and made holes in her walls. His dog has no bowel control and leaves "messages" all over the place. The judge says that she has to refile next week. He also told the squatter that he was supposed to be out by the 1st, but the squatter has already stated that he has no intention of leaving. Anyone have any suggestions aside from a deep hole in the back yard?

Go buy some new deadbolts for the doors and have someone ready to come by quickly. The next time the squatter goes out for cigarettes, change the locks, pack his stuff, and leave it outside. If he tries to break in, call the police that you have a prowler.

If his name isn't on the lease (or he hasn't signed one if she owns the house) then he has no legal right to be there.

A verbal agreement between them means *nothing* to a court.

I would try to pursue the legal options...

However, I do know as an ex "manager" of property back in college, that it was often extremely difficult to get someone out.... and took way too long. However, the manager is allowed to do maintanence on the property without a court order. Often, it was amazing how quickly someone moved when I removed the doors and windows, entered the home, began tearing up the carpet, moving furniture into storage, and painting the walls. Technically, one cannot turn off utilities in order to get someone to leave; however, if the pipes were to break or the heating element went out on the hot water tank, one would have to turn off the water in order to fix the problem... get my drift?

If there are court orders giving a date the squatter has to leave by,then on that date she calls the police and has him escorted out - and she gets the locks changed.

First of all this person is suppose to gone already right so i would have called the police and made a report about hinm damageing my property and then file and order of protection against him being that he has punched a whole in her wall he might become phyiscally abruseive with her.
