you will lose your "splash" into the market if your overpriced, especially in this market. new listings get lots of attention but you have small window of opportunity in a buyer's market, price is everything.

Who is giving you this advice? Are you dealing with a realtor or are you trying to sell your house yourself?
This market that we are now experiencing is known as a buyers market and one that is very hard to get houses sold with even the most skillful marketing techniques. This is the wrong market to overprice your home no matter what. Get a good realtor who is well aware of their market and take their advice for pricing and marketing. Just so you know, doing a for sale by owner is probably the most dangerous thing you can do. Strangers that you never would have let in your house you now let them in freely. Dangerous!!!

In the past yes, but today it is a buyers market and you will be lucky at all to sell your place since values are going down.

you can ask what you want, but you normally want to maximize your return, unless you are simply trying to get rid of it. I'll buy it for $100!
