So I'm looking at this house. It's suppose to have a new roof on the house in '01, and a new roof on the garage in '00. Please let me know what you think. I know that these are digital pictures and they aren't that good, but does the roof look dipped to you? Curved? Is that ok? Normal? Any help would be appreciated!

I didnt think they even made or installed shingles like that any more. Might have them check to verify the install date on that roof.

These are what is called a 'designer shingle'. They are still in production today.

Appears to be a Certainteed Carriage house style roof that is installed. These shingles are very expensive to purchase and have installed. The good news is that they last for a very long time, usual shinlge life is 35 years. You need to get the install warranty from the original owner shingle purchaser, review it carefully it should be transferable one time to you the new owner. One piece of advise I will give you is this what ever you do DO NOT I repeat DO NOT ever, ever let anybody under any circumstances chemically wash - pressure wash your roof. It damages the shingle, shingle are of asphalt and organic bases. Granual (what gives the shingles their colour) can and will be washed off under high pressure ( even under water hose pressure) this can be seen by looking in the gutters or by looking were the down spouts exit onto the ground.

I did notice one area of concern though, it is on the right hand side of the photo, it appears as though two shingles are missing on the rake edge about half ways up. this needs to be checked, or is it just a shadow effect? If its missing shingles have a roofing contractor re-install the missing pieces. Which brings me to one other thing, did the original roofing contractor leave any extra (open bundle(s) ) of shingles when the job was completed? The roofing contractor should have done this out of courtesy look in the garage or basement for any shingles that match what is already installed.

It does look kind of sway backed, this happens with older homes. They just replaced the shingles, not the entire roofing system.

Hire a respectable inspector before purchasing the home, there could very possibly be some structure issues with the roof.

I would like to suggest that you get an independent home inspector and pay him to view the property. It may cost you a few dollars at first, but it can save you from making a horrible mistake if there is something drastically wrong with the house.

Better safe, than sorry.

With a 1942 house, there can be a lot of stuff that needs to be replaced. Get professional help with it.

a "new roof" is merely on the top of the plywood below that can be warped or rotten for that matter......never trust a roofer, a realtor, or a mortgage broker....and you may be ok
