I am 3 months behind on my payments because I had a terrible financial crisis. I don't want to lose out home that we worked so hard to get for our kids. What are my options?
Please help!

Have you already applied for foodstamps and medical coverage? Having these available could help you to put the money were it needs to go like the house payment. In California the state will give you AFDC even if the father of the children are in the home. This many times can help in a tight situation. In Texas Salvation Army (most places) will help you pay your house payment but you have to show need, which I'm sure isn't hard. Call your local Salvation army to find out. There are also churches and other organizations that will help in a one time basis. Also talk to the bank and see if they can help at all. I know applying for aid is probably the last thing you want to do and I would rather someone use it that needs it on a short term basis than those who rely on it and do not move up, though I do also understand that the government does not help you do better than that either. 2 raise money immediately to cover that loan and mortgage payments - sell your car
3 sell everything you can on ebay, at second hand book stores/cd/dvd stores/clothing consignment shops
4 start searching for a (new) job
5 if unemployment is high where you are, find out where it is lowest in your country, arrange job interviews from a distance, and move there. This is your life and ability to own a home, don't mess around. You can survive even in a terrible situation.

REFI YOUR HOME AND PUT THE PAYMENTS AT THE END OF THE LOAN CALL THEM FIRST THING IN THE AM AND ASK FOR THERE HELP DO WHAT YOU GOTTA DO TO MAKE IT WORK HAVE A GARAGE SELL GET A PERSONAL LOAN START THINKING ON HOW YOU CAN MAKE MONEY ARE YOU IN FORECLOSURE???? OR GO TO SALVATION ARMY BUT YOU WILL NEED TO PROVE THAT YOU CAN MAKE NEXT MONTH'S RENT ASK CHURCHES FOR HELP OPEN THE PHONE BOOK AND START CALLING AND DON'T STOP TIL YOU GET ANSWERS

take out a different loan, a fixed rate preferably, and pay off your first mortgage with that, then your up to date, but none the less still in debt. if you have stuff you really don't need like your g-pas golf clubs that sit in your basement, pawn it. plus the bank really doesn't want your house, so talk with them so you can work something out. its because they can either sell the house for 20 grand and have to go through the selling process, or let you pay your debt. DON"T declare bankruptcy. if you have to sell everything in your house, then do, but don't declare bankruptcy. if worst comes to pass, sell the house, for full price, pay off the loan, then buy a less expensive house.

Call your lender. If things are straightening out for you and you'll be able to make the future payments, they'll probably work with you. They'd much rather have your money than your house!

Thats not good... Is there any way you can make this work ?? Is there any one close to you or your wife that can lend you the money to make it work.. Is there anything you can sell off ... like a car or some other high dollar items to get this paid.. Is there equity in your house that you can borrow against ... Keep thinking there has to be some solution to your problem...

make a meeting with bank that gave you loan. Be proactive. If you ignore it they will hunt you down like animal and shoot before asking any questions.
