stop wasting your time looking and at least go to the courthouse, and look for those ppl WHO NEED TO refinance out of the arms....most of their arms are adjusting eveyr month!

Imagine you were going to buy a house. If you didn't talk to a loan officer first, who would be the first person you talked to?

If you said "a realtor", you'd be correct.

That suggests that you should get to know some realtors.

Here's the point. If you find one person who uses your service, you haven't done very much. However, if you find one person who can bring you a dozen or more people who use your service each year, you've done something.

Don't look for the people buying homes. Look for the people that already know the people buying homes.

You are in sales. (Gitmer's Little Black Book would be a good book to read.)

1 - Improve your communication skills. (Read your question. Would you hire that person?)

2 - With today's market, experienced Realtors have access to more loan officers than we have buyers - you have to be BETTER than the other loan officers, not just available.

3 - Make sure you work at an office that offers a variety of loan products - including FHA. Be well versed in their uses and requirements.

4 - Do visit real estate offices. Know your products - and explain why the products you have (and can actually deliver on) are good for their buyers.

Stop looking to make a living doing re-fi's. Loan officers who can offer a variety of quality "purchase" loans will be the ones who survive (don't get a different job) this market change.

because you are a secret agent! Go talk to REALTORS they are working hard to meet people who want to buy homes and they will need your services to get them qualified. Join the REALTOR association and participate in the committees get some attention. Don't expect people to come up to you-reach out.
