It will be more if it has plumbing or anything fancy like nicer trim or a fireplace. Just a simple square room like a bedroom wouldn't be so much. It might depend on the price of labor where you live too and if you do some work yourself like painting.

Remember it will cost more to do than the increased value of the house. Average construction cost in PNW is around $85 per sf, not counting site prep. On an appraisal you will only get around $40 per square foot. Its cheeper to build up than out.

Before doing anything, check with your municipality about permits, zoning, set back lines, etc.

Its better to ask the Qs and get ALL the answers THEN proceed "with your eyes open", then it is to arrange financing, get bids, sign contracts, etc.
BUT [oh, no], you aren’t able to do the improvements you would like to do, BECAUSE local building ordinances and “code” won’t allow it.

Local building inspections, county officials, have a table that lists average cost of construction per square foot in my area. Maybe your county has something similar.

Probably not that much.

I'd get a few contractors to take a look at your plan and give you estimates.
