The estimator looks at the home to see approximately how many square feet the home is (or at least the areas to be painted). They also look for features like vaulted ceilings or anything that might cause more surface area for a given square footage.
Based on their experience, they then know how much paint they're going to need and how many man-hours the job will take. That enables them to calculate how much it's going to cost to do the job, which enables them to make a bid depending on how much profit they want to make.

Basically, a person who goes into business for himself has already had experience working as a painter for someone else, so he has an idea of how much paint will be used per square foot.
You need a little bit of experience before going out on your own....You need to check out the building you are going to paint.
1/ how much paint will be used, (square feet)how much difficult work(trim,windows,gutters, doors).
2/ how much $ do you allow for other supplies(brushes,rollers,spray machine,drop cloths)
3/how many man-hours will it take, considering the number of coats and the fussy work
4/insurance,taxes
5/wear and tear on truck in addition to gas
Best bet is to work for someone else for a while and pay close attention to everything the boss is doing. Ask questions

If they're doing custom then its sq foot. But many just have rates for per room, and if they have to prime, ceiling, how many rooms. Rates can be $75 to $150 a room. Buy your own paint and don't pay until the job is finished to your liking. If you want faux or venetian it can cost around $25 a sq foot or more.
