Please do not use any chemical drain openers. They do more damage than good. Their may be a partial clog just pass the down stairs sink and when you run water the occupants down stairs are hearing the air from the water backing up in the pipe from their sink. Have the landlord take a look at it for you.

Sounds like there is something in the vent drain, sometimes construction worker put a soda bottle down the drains and then get hung up on one of the elblow or turns in the pipes, not allowing the bottle to pass, but the water does, creating the sounds you described.

The noise is the water running down the drain, there's nothing that can be done about it, you ought to be glad it drains so well, try putting a stopper in the drain while using it, then just let it go when your done, that way it wont be gurgling all the time,

Try running a cleaner down the pipes ,such as Draino.
This might help alleviate some of the noise, but the noise will not be elliminated completely. Whenever water goes down a pipe, there will always be some noises.
Sucks to live downstairs.

Run water full force for a while if it backs up to the sink there is a clog down the line, tell the landlord to deal with it.

I think I would definitely call the landlord, or tell the tenants downstairs to call since it is them that it is bothering.

sounds to me like a ventilation problem check the vent stack to the roof
