it needs alot of work it has 3 broken windows in it the floors need replaced the roof leaks and some of the walls need fixed because of holes,and the frame is bent.

Are you asking if you should buy? No. Roof and flooring repairs are very expensive. And bent frame? How in the hell do you bend a frame on a modular home? Anyway, the thing is 15 years old already. Modular homes depreciate just like automobiles, unlike a built on-site home that appreciates in value. You would just be buying big headache. Find something else.
