A few months ago, we had some really bad hail storms come through this area, now all of my neighbors are getting new roofs. My house is 4 yrs old. Should I take it as a sign that I probably have roof damage is all of my neighbors are getting new ones??

Hey there,

Your neighbors are all getting new roofs because salesmen knocked on there doors, got their insurance info and strong armed the insurance companies through various methods. (One of them being "all the neighbors are getting roofs") As a roofing contractor, I see alot of roofs with hail damage. Some have minor bruising, some have shingle damaging hits, and some I've seen go through the roof itself.
Get your insurance adjuster out there right away and get his opinion. Next get a LOCAL contractor that you trust to come and take a look. Have the adjuster and the contractor there at the same time.
If you end up getting a settlement, get your roof replaced, don't pocket the money. If you ever want to sell your house, or if there is another storm, the insurance companies will keep records and you could be forced to replace it at a later date after you spent the settlement check. You won't get the full amount until the roof is fixed anyway, but don't even spend the partial payment.
I hope this helps.
SM

Before doing anything, get it inspected by a competant roofing contractor. Depending on materials, installations, and particulars of the weather, your roof may or may not be damaged, or damaged and needing repair, but not replacement.

Not having a leak is not s sign of no roof damage. If you catch it early enough, you could do some repair and save yourself from a total replacement.

My house with 15 year old roof went though 3 major hurricanes (direct hits) and each time lost 3 or 4 shingles, but were easily repaired. Some of my neighbors did have entire roof replaced. I wouldn't decide just by seeing neighbors do theirs.

If your roof isn't damaged don't get a roof. If your neighbors are getting roofs and they have new homes chances are the insurance companies are paaying their claims.
You're Ok unless the corners of the shingles are curling up or the sand is wearing off or the house is leaking.

If you have a home inspector for a friend, ask them to take a look at it from both sides first before you drop 3 to 8 grand on a new roof! Think about it this way... If little Sarah jumped off the bridge and killed herself, does that mean you should do it too? Ask first, Act informed! Good luck and sorry for the grim comparison to make the point...

Unless the roof is damaged, I would say no.
n 2003, the National Roofing Foundation commissioned a study to determine the average roof service life of low-sloped roofs. This study, conducted by Ducker Worldwide, asked for roof service life data from architects, engineers, roof consultants, building owners, and manufacturers. The question asked was basically, “How old have roofs been when you replaced them?” The study used data collected from all areas of the country, for all types of roofs, on a wide variety of occupancies. Using these thousands of data points, they determined the average life expectancy of 17 years.

yes have your insurance come out and look at your roof. if everyone is getting a new one then you should too. watch out some roofers will cheat you by pushing up the singles about 3 to 4 inches. hire someone who has replaced a roof around you so that you can see the work first hand...

No, not at all. Get TWO contractors to come in and look at your roof. Have them to tell you if you need a new one and why. Ask them to show you specific damages and ask them can they be patched or does the entire roof need replaced. If you are still unsure, get a third opinion. Remember, estimates are free, and you don't want to waste any $.

I personally liked Wrestlemania 24 with no roof. It added to the effect and the fireworks were amazing. I think they will have the roof partially opened like they did at Wrestlemania 19.

Damn, what do you need? Somebody to hit you over the head with an axe. Consider all the new roofs to be some type of S I G N.
