Buy them. They are relatively inexpensive.
You need a grout trowel (one with a toothed edge and a straight edge).
You need a pack of spacers.
You need grout.
You need a small rubber mallet.
You will need a wet tile saw (it looks like a mini table saw.)
And a large sponge.
Get everything at Lowes or Home Depot.

If your putting down tiles like ceramic then you'll need a troll with notches cut out. This spreads the adhesive out to a thickness desired for the type of tile your laying. You'll also need spacers usually 1/4 inch plastic and then a rubber padded troll for doing your grout. These can all be bought at a hardware store. You can also get a cheap tile cutter this is what I used. You drag it across the tile to score it and then press down on the handle and it will snap alone the score line. Measure your room and make an x in the middle one line going towards 2 walls and the other going towards the other 2 this will mark the center of your room and is a good starting point. I recommend not starting in a corner but in the middle of the room. Most other directions you will need you can get from the place you buy your supplies or tile. They are usually very helpful.

If you're using breakable hard ceramic tiles, you need a very flat hard subsurface to lay the tiles on. I'm no tile expert, but my apartment has very mushy creaky floors, 100 yr old house. The 12 inch ceramic tiles were installed on this creaky floor and they break by just walking on them, even my kid has broken a few, one last week just by standing there.

Tiles, adhesive, spacers, tile cutter, grout, grout sealer, sponge, measuring devise to determine the center of the room in both directions. You can rent the cutter, but it takes a while to do a room and may do better buying all of your supplies.
