I bought a cottage with a friend who now has decided to be not so friendly - we both own half...what can and cant I do?? We both would like to keep it and neither one of us wishes to sell

You'll have to call in a mediator and if that doesn't help, go to court, where the judge will surely order one or both of you to sell out.

Your district court will have info on mediation.

You need to negotiate some arrangement. Child visitation comes to mind. Every other holiday, two weeks in the summer and such.

All kidding aside, if neither of you want to sell, then you must come to some agreement. Neither of you have more rights to the property than the other. If you can't reach an agreement, then your choices become sell or buy him out. If he won't sell the see if he will buy you out. If no body want to work on this, then you can file a petition in court for partition of the property. This forces a sale and divides the proceeds. Kind of a last resort as the courts don't like to do this.
