Hi,

If I want to add an Ensuite to the master bedroom, do I need to get planning permission for that? How easy is it to get and what does it cost?

Dont think you need planning permission, but it would have to comply with whats called 'Building Regulations' , just phone your local council and ask for the building regs dept for advice

Find out from your own council what local requirements are. Here in Ireland you don't need planning permission to add an ensuite, if you are using existing space within the house. However, if you need to insert a window into an outside wall and it is less than 10 feet from your neighbour's boundary or is going to overlook your neighbour, then it might be different.

Hi, this depends on the local authority, just give them a call & ask them. I don't think palnning permission is required because your house has already been 'approved'. Most likely, a building plan submission is required. ie. Adding brickwalls/ loading to the existing floor. Is your current master bedroom floor concrete & at 2nd floor? How do you run the sewer pipe to connect to the existing piping. These are the few important questions to answer. Try asking a local builder to design & built the ensuite using a sketch to get a costing from him including the submission and authorities' cost.

Get a plumber into your house and discuss with him how the various pipes should be run, but more importently the toilet waste pipe, which has to flow into a sewer, this can mean digging up the garden to expose the pipes. Be prepared for a shock when he gives you the estimate..

no you wont need planning but building regs is a must ..you can do on a building notice ..this is a form you fill in when you start ..there is a fee to pay ..they will want to see all drainage connections ..you will need an extractor fan ..if drainage is a problem then consider a saniflo ..you can get one to do all you will need
