My friend got an eviction notice the other day. She has never been late on her rent or caused any problems. The reason for the eviction is because her landlord found black mold in his home and in now going to need to move into his rental home. Can he do this? What does his personal home problems have to do with her? Can he create hardship for her to make life easier for himself? This seems so wrong.

In the US a homeowner can evict a renter in order to reside themselves in the property that they own. He has every right to live in his own property, he owns the place.

visit www.hud.gov for renters rights but to answer you, your friend needs to review their lease and find out.
Normally rent leases may have a clause in it that says the tenant's lease can be terminated for ANY reason or even WITHOUT an explaination. There is usually a required timeframe of 30days notice for either party to terminate the agreement after which one would be entitled to their deposit once the home is left in a satisfactory condition. So yeah, if she signed to it, she better start looking for another place.

Unless she has a lease , rentals are month to month .
The owner can evict at any time for any reason except discrimination .

If he owns the unit , then he is totally entitled to use it .
She does NOT own it , It is NOT hers . She has no rights other than the 30 days she paid for .

Your friends lease should spell out exactly when and why she can be evicted.

I don't think the landlord can evict based on what you described.

Do an internet search on "renters rights in (enter state here)". You should get the state renters rights and responsibilities there and it will give you more information.

well in my country the landlord can turf you if they want to move into the place themselves. they do gotta give a certain amount of notice by law tho. check out how much maybe.
