Even when I am showing houses to people that claim they want to buy a "fixer upper", they still react very badly to houses that show poorly.
They need to look good even from the curb. The lock set on the front door needs to operate smoothly. It needs to smell good (On vacant houses I pour a small amount of Pine-Sol into the sink and tub drains and into the drains for the dishwasher and the clothes washer).
You need to walk thru them very critically. I find the exterior is easier to judge from photographs rather than in person-but weed the flower beds, water and mow the yards, trim shrubs.
If people have dozens of similar houses to choose from you better make yours outstanding.

Try doing a round robin auction event. I helped my friend Chris do one a few weeks ago and he had over 100 people come through the house. That particular house didnt sell because the owner is out of touch with the Florida market (he lives in NY and was holding out for too high a price -- the market has dropped!). But he came within about $20k of getting his price -- he should have taken the money! Chris sells all of his houses this way. It is fast and generates a lot of buzz.
Anyway, Chris has a course on how to do the Auction Event. Even if you dont sell the house on the first go-round, you will have a good buyers list for yourself, especially since you have other properties to sell. Go to www.universalpassiveincome.com and take a look at the videos.

There is one common reason why a property won't sell - and that is price. You can sell any property for the right price.
Now, I am betting your question is how can I sell my property soon without lowering the price... In case you haven't been reading the news, this is a buyers market. There are not enought people right now who can qualify for financing to buy all the houses that are currently for sale. If you want to sell your home fast, you will need to consider selling via non-standard methods, such as with owner financing, or partial owner financing.

Some people are renting their homes until this bank thing gets relaxed. You could also hold the mortgage. Get a good lawyer to draw up the contracts. If you have the time, you can make more money on that house with the accumulated interest!

Stage them. It's worth the cost.
Have some less expensive landscaping on the outside.
Review your carrying costs. You may need to quickly lower the price if they are on the market too long. Beware you are in a buyers market now.
