My loan officer told me that most people don't get it although it depends on the situation.

While most people never end up needing it, it only takes once. I would never buy a property without it nor would I ever advise someone to forgo buying it. Small price to pay for peace of mind

Get a new loan officer. That one either does not know what he's talking about, or he is a liar - neither of those two would do you well.

In what situation should you get an owner's policy of title insurance? In any situation where you're buying a piece of real estate!

Always buy the title policy...ALWAYS!!! The title examiners are people and they can make mistakes. The title policy will assure you that you have good title to the property.
