When I received the deposit check from my landlord, he deducted $290 from my deposit. There are deductions I don’t agree with. I cleaned my room & bathroom before leaving. However, he claimed he hired a cleaning lady to clean the whole house. I am not a smoker & always cleaned up after myself. When I only rented a room, can he hire someone to clean the whole house at my expense?

He said I broke his vacuum cleaner. It cost him $80 to fix. The new vacuum only costs $70 these days. It doesn't make sense to get the vacuum cleaner fixed rather than getting a new one. Before I left, the vacuum cleaner worked fine. If there are any damages, he should let me know before departure.

I can't believe the utilities just suddenly jumped from $100 to $200 a month. This is something I hate about greedy landlord. They know your time is precious & don’t have to play with them on Small Claims Court. So, they overcharge you by a bit to make you compromise. Is there anyway I can punish this guy?

Small claims court is about it. he needs to have reciepts for every expense that he charged you for. If you try to slander his name he can turn around and sue you also so I would refrain from doing so. he also needs to prove that you broke the vacuum .

Years ago I had the same thing happen. To punish my landlady I sent her nude photos of me. She quickly returned every bit of my deposit plus 10% interest and promised to never keep another tenant's deposit.

I know this was extra cruel for me to act that way, but I take no prisoners when the fight comes to me.

PS. It really depends on the property laws of the state where you reside. Most state governments place their version of a Property Code on line.

I went to small claims over bogus deductions on my security deposit BUT
The judge was also a landlord who didn't like tenants .
He let his landlord buddy keep the $$$$ .

You can try small claims , but the lesson is NOT to let them get the $$$ in the first place (like stop paying rent when you give notice).

look up you rlocal authority for renting property and tell him if he doesn't show you where exactly in your contract it says he can deduct this last minute then you'll report to xyz authority and put his name forward for the tax-man to give him a check-up. he won't like that

you can persue him in small claims court, when u get a judgement it will be up to you to persue collections, which stinks!
