way more fun and way safer would be you get involved in the community, in a hobby, at a club, at a charity, an event. There you can meet people and those people know other people. As soon as they know you are a Realtor, they will ask you for Real Estate Advise. Even if they are not in the market of buying or selling Real Estate right now they will know somebody who is. Take plenty of Business Cards with you to hand out.
The other important marketing tool is to have a web site and be present online. Most of home buyers and home seller get there first "feeling" for a property and/or Real Estate Agent from the Internet and recomandations from family and friends. Take adavantage of that.

That is a good marketing technique. If you want to have a good marketing plan and be known in a certain area, you can place fliers on doors on a Saturday morning until about 4-5PM or before dark.
I have seminars on this very subject called "Geographical Farming" It is a little bit more comphensive than just knocking on doors as you should also place fliers in the commercial businesses that are close to your neighborhood.
You should also establish a professional team to assist you in your business.
There must be something to this technique the Jehovah Witness does it each Saturday morning.
After you have done this for about 3-4 months people in the area know you and will look forward to you being their expert in the real estate field.
If I was doing cold calling I would be very afraid. #1 your office must have a code number from the federal government. #2 you could be sued if you call someone that is on the "Do Not Call List." The fine for one call is $11,000 each for you and your company. If they find that you have made other calls to individuals that are on the "Do Not Call List that is another $11,000 fine for both you and your company again for each call you have made.
After a person has become known in a certain area they may then get a list of home owners from their title company and do mail outs to those, but by then they will be known and the people will know who the mail is coming from. You can get a bulk mailing stamp and training on how to use it from the post office.
If you don't have money for a marketing plan this is an excellent way to start out. About 5000 fliers cost about $100.00 or so to copy once you have done a master on your computer. Walking and passing them out is cheaper, especially if you have kids and you want them to burn energy.
There are risk in everything you do, you have to weigh the risk and make sure you select a good area to work.

Then don't! The reason you may b getting this advice has to do with the success rate. When you mail something you are lucky to get a 1-3% return. Meaning a call or a lead or maybe a sale! whenyoua re face to face it is so much more powerful becasue the other person can decide immediately if they like you and trust you and people still do business with people they like and trust. So perhaps a group is a better plan for you. PTA? Church? Exercize club? YMCA? Anyplace there are a lot of people and where you can make a difference or take a leadership role? That's the next best place to be. Think about what you like to do, where there are people or could be people. Then go with a goal-meet ___people this time and ___people next time. Don't spend more than 5 minutes on any one person so that you don't fall into the trap of becoming fast friends with one person and lose the opportunity to meet 5-10 that time! Make notes on their business card and ask for theirs. Just note the reminders so that you remember them well when you think about them next time. Put them immediately into a datebase. Use the database!

Thinking outside the box! Why not. I would approach it a little differently, in that you really aren't selling anything. Approach to let them know you are there to answer any real estate questions and that you are their representative in the area. Have a lot of cards with you. Saturday late morning are a good time. I haven't done this in years! Go for it. But if it isn't a nice area, don't risk it. Wouldn't hurt to have someone following in a car for you.

In today's nutty society the answer is no. I would go to by owner websites such as www.byowner.com and the classifieds, www.craigslist.org where people post announcements of their homes being available for sale, and ask to be one of the agents trying to sell their property.
At least you know someone is trying to sell their house if its advertised someplace, as opposed to a strangers home you visit randomly.

Use flyers, post them at the post office, the library, places where people arent going to be so dangerous.
This also allows them to choose to call you, and takes away the tension of two strangers meeting.
