What is the total commision (I heard 5% usually)... does this mean the buyers agent would make 2.5% of that?

Can an agent give a price break in the sale price of 2.5% if the buyer does not have an agent?

The listing agent CAN give a price break of the entire 5% (or 6% or 7%, or whatever their paycheck is). In fact he can go to his bank and GIVE you some more money to buy the house. But why?

You don't have an agent - so the listing agent is going to do BOTH JOBS. His work and the work of the buyer's agent. Why shouldn't he get paid for both? If he's not going to get paid for it, go get your own agent.....

actually the average commision is 3.5% for each agent now. They usually take a total of 7% for both agents.

the agent him/herself usually gets 1/4 of total commission, his agency gets 1/4, same for the other side. any kind of price break would have to be agreed on by the seller's agent o start
