Your best bet will be to use a professional title search company. Unless you are an expert, you may be placing yourself in jeopardy by trying to avoid the expense involved. Call around to a few companies and see what the prices are. Ask your seller if he might consider splitting the cost with you. And get a professional appraisal, too, to make sure you don't pay too much. Some costs just make good economic sense.

The only way to get a free title search is to do it yourself.
I do not advise this and you could possible miss something so important you could potentially lose your property due to bad title. You also would not have the title insurance to fall back on.
Unless you are paying cash you are going to need to have a title search by a licensed title company.

First you need willing seller. Do you have that? Of course you can research the property ownership at the county governmental offices. It's public information. As for purchasing the property, you need to have a loan, I suggest talking with several local lenders to get a feel for the programs available and select one and have them pre-qualify you. I say "local" because if anything goes wrong, you want to be in their face, not on the phone or computer - get it?
If you are able to purchase this property (willing seller / willing buyer) then have an attorney draw up the contract. Sure you can buy those pre-canned things on line or at Office Max, but you are spending thousands of dollars and you need to cover your butt!

You can do a free title search at the Assessors but you will not have title insurance and that is what you are paying for and if you miss something you may find later you don't own the house. Don't be cheep, spend the few hundred dollars and do it right

There are so many title search companies available, in that you have to choose the correct one for you. Mostly find title search company in near your ares itself.
