If you can't get the money to get the payments up to date, and can't refinance, you are probably out of luck. Sorry.

I would try to get a roommate to help with the payments. I know that might not be convenient, but it is sometimes the best option. Another option would be to rent out the place in its entirety while you move into a smaller/less expensive rental. If you can charge slightly higher rent than your mortgage payments, you can save the difference for maintenance/repairs and maybe even have some left over for savings. Then you only need to come up with your rent for the smaller place until you can get back on your feet. Good luck to you.

I wouldnt usally give advise on this matter since I am one of those people that would wait till you lost your home to buy it. Ok Rule No#1 Dont hunt for a Lender or a online lender as in your answer area Go to the Bank that holds your Mortgage Note, If any one can help they will, ( They dont want your House, they are not in the business to hold houses) Just swallow your pride and ask your Note Holder.....

If you can, get a roommate. Desperate situations call for sacrafices. If you have to, sell you car and hit the bus, (not easy in San Diego, if that is the Spring Valley you are talking about)

Get a second job.

Eat beans.

Keeping the house is an important goal. Refinance is not a good Idea.

The federal government has set up a hotline for people in the same situation as you....give it a try.

National Foreclosure Hotline 1-888-995-4673

They attempt to assist people before they get to the foreclosure point. this number was published onCBS last week.

Also--stayin contact with your mortgage company, they maybe able to assist you with Forebearance.

good luck ♥

sell-sell-sell... if you can't afford the payments anymore, try to sell as soon as you can.
