You're not going to. Like the above answerer, each state is different. Plus the cost of finding all that information and actually writing the lease isn't going to allow you to find one for free. You can do all this research yourself and write one if you only have one rental, but if you have a complex I would suggest ordering them.

Microsoft office templates has a good general rental agreement that I use all the time professionally. Works fine.
