This may be the best time in 10 years to buy a house. Just make sure you do a lot of research before you buy and start with a very low offer as much as 20% below asking price.

It depends. Are you buying to flip? Or, are you looking for a home to stay in for many years? The market will probably still continue to slow for a while, but if you're in it for the long haul than that doesn't matter. Realestate is always a good investment for the long run. On the other hand, if you want to make a quick profit realestate is probably not the best way to go right now. Good luck.

I am a Realtor in NJ, but ask several realtors in your area about market conditions (not just one) some can be sharks and just tell you what you want to hear to earn a commission. Start following the market go to www.realtor.com and watch properties for sale and prices. A Realtor can also give you a market anaylsis on the area you wish to buy in, ie 3 bedroom homes sold for $175k last year and this year $150k . I think you are in a growing market with all the seniors moving in.
