1. You need to have an initial cluster of thunderstorms, such as provided by an atmospheric wave coming off Africa.
2. Water with temperature greater than about 80F (26.5C), and the warmer the better.
3. Low wind shear (winds are not going different directions and different speeds at different levels of the atmosphere).
4. Divergence at the upper levels (30,000-40,000 feet), that is, the air is flowing outward from the storm.

That should be enough.
