Now I have taken the motor to the nearest marina and had the lower unit checked. The mechanic actually put the pressure tester on the lower unit and waited. The lower unit remain constant. He claims there is nothing wrong.
Yet when I empty the lower unit to change the oil - half is water and the other half is oil.

Thinking of bringing the motor to another Marina.

Any suggestions on what is wrong?

there are 5 ways water can get into the lower unit. shifter seal, water pump seal, prop seal, the fill/vent screws, and it can have a crack in the housing. if you had 1/2 water, you have a serious leak. if the marina didn't find it they are not looking. if the tester didn't show a leak, it's seems to reason it's the screw and gasket he took out to screw in the test pump. don't you just love it when a plan comes together?

The marina should have vacuum tested it too. If that is ok then check for the O-rings in the oil vent and drain screws. If those are there and in good shape, then you may have a cracked gearcase.

Two way water can come in. One is the seal on the prop shaft. The other, which I suspect, is the seal on the drive shaft. It under a plate that under the Water Impeller/pump.
