I am renting my house and this couple have american names, but they are not born Americans. I believe and smell something wrong. The ids can be fake too. Where to find this info? And about theei phone numbers address and mail address in sacramento. How to check if that address really exists? Thanks all!

If you really want to know what kind of background they have simply add a requirement to your application that as part of the application they are to go to the local credit bureau and order a credit report and attach it to your rental application if their ID is fake and they turn out to be illegals and or terrorists you'll never see them again.

You need to join a landlord association. That will allow you to process this info. The association will come back and won't give you the soc. number but will tell you if the name matches and will also give you the correct address for the names provided. I would check it out or I wouldn't rent to these people. You could also do a background check on the net.

On the internet, you'll find many companies that will verify information and get civil and criminal background records for prospective tennants. Search on 'background checking'. You'll need to get the tenants to sign a release to enable you to get their background info. If they refuse, you'll know they're not legitimate.

If you have concerns already then do not rent to them. It is that simple. Walk away you will have nothing but problems down the road if you feel you cannot trust your tenants.

There are firms listed on line where you can do a background check. It would be well worth the money to do so.

inform tenants you do background checks both on credit and criminal, charge them a fee to run the check, that way you can see if everything is kosher
