1600-2000 square feet is average for a single story 3br/2ba built in the last thirty years or so. Older houses are smaller.

If you have rooms you don't use, you have too much square footage. A typical family of four, wanting three bedrooms, two bathrooms, a decent sized-kitchen, living room, and utility room, would need about 1500 square feet. Add a den for Dad or a family room, and 1800 isn't unreasonable.

It's when you see same folks buying these 3000 and 4000 square foot, half-million-and-more dollar homes, just to impress the friends and neighbors, that I say "hmmm".

No. 100 square feet is a 10' x 10' area so multiply that by 7. About the size of an apartment.

Really depends on what size rooms you want, whether you want a large kitchen, a separate dining room, a family room.... and how much you can afford.

I grew up with parents, grandmother and four kids in a 1000 sq ft bungalow and it seemed big enough.

I suggest you and your dad visit some real estate open houses for the next few weeks to get a feel for what kind of space you feel comfortable in and what size fits your budget.

Depending on the size of the family, I'd say anything exceeding 3,500 square feet is too big.

One thing builders are doing now is chopping up space and making all sorts of tiny little one-use rooms (media room, pool room, library, parlor, Florida room, dining room, breakfast nook, kitchen, wet bar, office, den, living room, family room, master suite, guest suite, nursery, spare bedroom, sewing room, computer room, ad infinitum).

That's why I love our 2,500-square-foot 60-year-old house: Four up and Four down. Each room serves multiple purposes.

Depending on how many rooms the house contains, 1800 SF sounds about right to me.

mine is a little over 2000 square feet including the garage and it's plenty of room if not too much.
