can someone help me on this please? me and my fiance have this washer and dryer combo its right next to the kitchen sink it says on the lease that i cant have a washer can anybody explain or help me on this one .. what if he finds out one day that i have it? its a very quiet washer and dryer combo unit its hugh efficiency and its a front loader and it states on the energy label that it only uses 20 dollars a year for energy thats nothing thats cheap it doesnt bother anybody ive had it for a month i just want to know what would happen if he would find out?

Well, if it says on the lease that you are not allowed to have one and you disobeyed the lease he could ask you to move. He probably has that as a stipulation because he doesn't want to have to worry about a washer overflowing and ruining the flooring in the apartment. To save yourself some anguish, I would simply ask him about the clause in the lease and see if he wouldn't be willing to work with you.

If your lease states that you cannot have one then you are in violation of your lease if you do. If your landlord discovers it you could be forced to remove it and could be evicted if you failed to do so.

There could be any numbers of reasons that your lease bars this. Maybe the structure is not up to carrying the extra load. Maybe noise is an issue. Maybe the landlord pays the utilities and has based the rent on averages that don't include a washer and dryer. Maybe there's no way to properly vent the dryer to the outside. It really doesn't matter what the landlord's reasons are, however. If your lease explicitly states "no washer or dryer" then you are clearly in violation of the lease terms and will face the consequences if and when the landlord discovers it.

Dryers require an outside vent. If you vent it into the unit the increased humidity in the unit can lead to mould or other deterioration. You would be responsible for the remediation of these issues. That could get very expensive.

If he finds out, and he can very easily due to the water consumption stated on the water and sewer bill each quarter. He could evict you for breaking your lease. Is he/she paying the water bill? If so, you are in fact stealing from your Landlord. It's that simple. If you are on a septic system you could be over taxing the system, which could cause it to back up. Either way it's stated in the lease for a reason. If I were you, I'd play by the rules within the lease. Would you like to pay for your Landlord's gas? I'm sure you wouldn't, so why should he/she pay for your laundry!

Does your landlord pay your utility bills? Are you on the second floor? Are there washer/dryer connections? If he pays your water, he may not want a high water bill. You say it is written in the lease that you cann have a washer, then you are in breach of your contract. You should have asked WHY prior to signing the lease. He may have the right to ask you to leave because of the breach of the lease.

I own a two family home. Tenants live upstairs. My lease say NO washer/dryer. Last summer they installed one without my permission. Tenants didn't hook the hoses correctly and it flood through their floor and into my kitchen...destroying my ceiling and brand new stove. Thank God my insurance covered this...however my insurance company did end up suing my tenants for over 9000.00 for damages.

If the ban on a washer is not specified in your rental agreement then there is not anything legally he can do about it. If the ban was on the agreement you could be in trouble for breach of contract. Sounds like it is not likely to be detected from an increase of eclectic use. It may be from the increase of water usage. Who gets the bill? You or your landlord? If it is your land lord he may have the ban to keep his expenses lower.

I'm guessing your water bill is paid by the landlord...if this is the case he will notice eventually when he gets his water bill. Your efficiency rating is for electricity....as to what he would do if he finds out....he would have cause for eviction.

who pay's the electric/water bill?you or the landlord.if it say's no on the lease then he could evict you.
