unfortunately a sign of the times house prices are just dropping-----credit squeeze----too many houses on the market---will the share market pick up or will more money be required to prop it up ----also depends on how professionally alterations are done , if there is a carport or parking---things that more people need. Large families are not that common. Heating costs for an extra room can be considerable. Garage can also be a place for tools and a work area which a den is not. It probably is not a good idea to spend money on a change that will not add value to the house however you need to consider the value to yourselves in having an extra room. The convenience and the extra use that can be had is a deciding factor more so than a future value depreciation so good luck and just have fun if that is the case.

Because houses with a garage, seem to have more value, in the realestate market. Or at least, that's true in California. Depending on the size of the garage, you would actually be making a guest room and a den. If a house lacks a room, that's the way (0r one way) to make the missing room.

well if it was a fully enclosed garage, then the value may go down because the buyer would now have to park his/her card outside at all times. Its also going to be contingent on the location of the house and how far back from the street the driveway goes.

i would think most people want a garage, more than a den, they could just buy house with basement for a den. i would want garage for security,save from sun fading car, no bird droppings, not getting wet running to car. just my opinion

Well, for myself, I wouldn't even consider buying a house without a garage!
Many others are like this too, so that lowers the number of prospective buyers.

Altering a house affects it's resale value. e,g. Remove bath/tub price goes down.
Install jaccuzi price goes down.
Convert garage price goes down.
Erect a mast with eco-friendly generator, price goes down.
Paint the house pink, price goes down.
I think you have got the message.
