The garage is on a cement slab with no insulation and is not included in the heating and ventilation system for the house. Also, it means the tenant has to park outside and find alternative storage for items that normally are placed in the garage.

People don't want to park cars in their den. Seriously, I see this a lot and while it might make sense for the homeowner when they do that conversion, it's very off-putting to someone who actually wants a garage. And then there are the zoning questions, the slab question and of course, oil and gas residue in the new den, under the carpet, floor, etc. Put yourself in the shoes of a home buyer: nice garage/storage/work space...or 'den?'

I think it is because the new room doesnt count as a bedroom as such because im guessing you didnt get an architec to draw up plans and have building regs come round to check , and sign it off. I think if you knocked it down got planning permission and built the same again it would count and add value, effectively you have lost a garage and gained a new space. Its kind of like if you board out your loft plasterboard the walls make it all nice it still doesnt make it a loft conversion.

People like garages for their cars or a place to store useless junk that takes up too much room in the house.

well think about it the new owners can not park their cars in a garage no more plus they are most likley not going to be able to build a garage in the future almost everyone wants to have a garage to park their car in in stead of leaving it outside year round because of all the breakins that you always hear about
