same thing, prefabricated homes are called "modular"

Modular homes are constructed in a factory and then shipped to the building site as separate "modules" on flat bed trucks. When they reach the building site these modules are placed together on a permanent foundation by large crane. It is common for modular homes to be two or three story homes and to look the same as traditional site built homes. Modular homes are not mobile homes. Mobile homes need to follow the HUD building code which requires a steel chassis which makes it very rare for a mobile home to be multiple levels.

A prefab home is a more generic term and can be used to refer to any home that is constructed off-site. Modular and mobile homes have been referred to as a prefab homes. Log cabin homes have also been referred to as prefab homes.

If you are interested in modular homes you should thoroughly research your builder as the quality and appearance of modular homes can vary greatly. There are some high end modular home builders that are building million dollar mansions and there are also lower quality providers that produce modular homes not too different from mobile homes.

A manufactured home is one that is delivered all in one piece directly from the manufacturer. These are also called mobile homes, because they have wheels as part of the undercarriage for hauling the home from place to place. A modular home comes in prefabricated pieces that are attached together onto a permanent foundation at the home site. These are especially popular in Japan, particularly in the cities. A modular home can also be varied in size by having more or less modules (rooms) attached to it. And, you can put one up in only a day or two.

A modular home is a trailer house. A prefab home is built at a factory and transported in parts and assembled on your home site on a foundation. I guess the concept is the same, but the final product is different.
