I had 4 quotes 2 months ago to get a supporting wall removed. No one told me to get building regs. The builder I chose was the cheapest, but he was the most intellegant to talk to, the most comprehensive with the quote and the one who gave me the most confidence.

I booked him last week but have been waiting for him to confirm since last Thurs. I called him 3 times but hew didn't return calls. I decided he was unreliable...

I have now got 3 new builders coming round to give me new quotes. They have said to get building regs done, but tonight the origional builder phoned to confirm the date.

I mentioned building regs and he was very helpful, giving me numbers for the council etc and saying it was up to me. He, again, was very articulate and now I don't know whether to just use him, but to get regs done.
The trouble is, I need it done by the 2nd week of Sept as I'll be going back to uni, but no new builder will fit me in so soon...

FIRST and most important. Did you get ANY references????
That is how you tell if the builder will do a good job or not. Get 5 references for each builder. I don't know what state you live in so I think the builder would have to get the permits, himself. You can check to see if any of the builders are licensed and also if they are a member of the Better Business Bureau. But never hire anyone without checking them out first, no matter how intelligent they speak to you. Crooks are crafty!

You can ask him why he was held up, we can't wait for the client all the time. We know your out there getting other quotes but, we can't stop our work and wait for you.
I've had clients tell me they want me to start on such and such a date but, when I'm trying to make a living, I can't just shut down for the client, I have to keep working. Keep this in mind. He should have contacted you though. See what his excuse was.

I don't understand this regulations thing. In the three states I worked in, the contractor makes all the codes and regs, he does all the walking, not the property owner.
License numbers are needed, plans are needed and work numbers are needed, the property owner doesn't know anything about all this but, your state may be different.

geesh, you want to tear down a wall, its no big deal, didn't you see "fried Green Tomatoes?" If its a bearing wall, all you got to do is support it and make a header. Its not an exterior wall I hope. 1st remove the plaster, sheetrock or whatever is coving the wall. Bag this stuff and get rid of it. Is there electricity in the wall, outlets, switches? You might need an electrician. You know maybe this is too tough for a beginner. Sorry
