The CDs can be written in such a way that copying them is difficult. By doing so, the vendors ensure that each installed game is only installed on one computer.

As web based games or games that require Internet connectivity, even for single player play (for example Half Life 2), the need to run with the CD/DVD may decrease. What they'll do is require that you authenticate against a server before allowing the game to run. This will also ensure that the software is only installed and run from one computer.

1) Copyright protection
2) It lowers the demand on your computer a little
3) It lowers the amount of space needed on the Hard Drive

Of all of those, the first one is probably the most likely reason that most game developers do it.
