If you could show me that you make $5k/month, but have bad credit, I won't rent to you either. You are either lying, doing something illegal or too stupid for words.

Stop going to property management companies. They usually have a list of criteria that they require you meet before they will rent to you and if you have bad credit, you typically won't meet that criteria.

Find a small time landlord (only owns a couple of properties and does all the work himself) that is willing to listen to your situation. Have all your documentation in order - copies of last two years tax returns (if you are self employed) or check stubs and employer references, past landlord references (positive ones) and personal references and then be prepared to pay maximum security deposit (2x the monthly rent plust 1st months rent in California).

search on google or rent.com somewhere that you can find it, or you can also look in the Sacramento Ca. paper, there's always something to look for. Check out this site.

Pretty hard in the present context of credit crunch but maybe with your bad credit you can rent a bad home!
