You can invest in Real Estate Investment Trusts (REITs). A REIT is a company that owns and manages rental property (commercial and residential), and buying shares in it entitles you to a share of the rent money. You can invest in REIT mutual funds, which spread your investment among many REITs for better diversification. Vanguard has a REIT index fund with a low expense ratio.

Doing it this way is much less work than buying and maintaining your own real estate, and you don't have to hire an expensive lawyer.

You should consult with a Lawyer and allow he/she to explain the various patnerships, LLC's and corps.
