I am a Realtor and things are so slow that I need to get another job. Any suggestions what I need to do and what I need to know to become a property manager. I live in Michigan. Any help would be appreciated.

It's common sense. I was a first-time property.

I used the skills I learned in various jobs over the years.

I made sure I promptly took care of tenant concerns and complaints.

I hired a friend, as my co-manager, to take that burden from me.

I had my assistant manager pick-up rent (cash and/or money orders) from elderly tenants that could not be dropped off and deposited in the bank for the Property Owner to confirm the correct amount of money was received by him from tenants.

It depends on the state. Determine whether Michigan requires a license and examination before you open a management company. I know several real estate agents who did that here in Florida. It is a second degree misdemeanor to do that here without a license. s.s. 468.431-468.438, Fla. Stat. (2007). Make sure you have everything you need before you open your business. It's worth a couple days research and a short consultation with an attorney to avoid jail time, loss of your real estate license, and fines.

All depends on state law. Here In AZ you need to be an Agent. But, I would ask a few property management companies what they are looking for.
