Since there are four terms, try to factor by grouping terms with a common factor.
xy + 4y + xz + 4z =
(xy + 4y) + (xz + 4z) =
(x + 4)y + (x + 4)z =
(x + 4)(y + z). [Distributive law]

Similarly,
(xy + xz) + (4y + 4z) =
x(y + z) + 4(y + z) =
(x + 4)(y + z).
