She stated that every home she has sold in the neighborhood have all had termites. My neighborhood is only about 7 years old its still developing. I have never seen any termites around here and thought this was not sounding right. Is the guy she's using making this up? Hoping peple use him to treat for termites, because it has to be done to complete the sell. That would cost another $700.00 Any pointers on termites would be appreciated.

buyer orders/pays for inspections!
you should NOT have to pay for it unless the buyer threatens to back out of the offer. (response to inspection report)

if they are making you pay for that inpsection i'd certainly question that.

if YOU ordered the termite - hire the company of YOUR choice.

You don't have to use her termite guy. There may be some kick back there. If everyone has termites, that sounds a little fishy to me. It's like they are running a scam here. Get your own termite people. They will come out and give you an inspection and then most likely treat the grounds whether you have termites or not. Then they will set you up with a service plan. That will guarentee that they will correct any damage that termites may cause. Shop around for the best price.

I know in our area, it is the seller that has to provide the termite inspection.

good luck.

Your contract will state who pays for the Termite, but Seller usually pays for Section I repairs. A basic Inspection is not $700.00 unless you live in a 10,000 squarefoot mansion.
Now, the house may need a few new boards if you have a deck , or it may need to be tented.
Thast would cost $700.00
Is the Buyer pre-qualifed?
Listen selling a house is stressful, most realtors don't make much money, and it is a hard, difficult business. That's why I switched and just got a Book Deal from Penquin Publishing.
The best advice I can give you is to move on, better things are
around the corner, (or in another house,)

YOU don't pay for a termite inspection, your BUYER pays for it. There is no reason for you to be paying for anything like this. Your house no longer belongs to you....the buyer should pay for any inspection.

If your realtor has an office and a manager, I would run to the phone and make a call. Sounds like a SCAM to me. This is just not right.

wow. you will definitely want to get your home checked especially if they are bad in your area. termite damage is not usually visible to the eye until its to late. they kinda resemble ants. i recently just closed on my house and had a termite inspection performed before closing. the man selling this home had to pay for it. my parents are trying to sell their home and the realtor told them before they ever closed on a the house that they would have to provide proof on closing day that an inspection was performed at the their cost. so i guess it depends on your realtors. but in your case, better safe than sorry to go ahead and treat for them just incase you don't already have them. its apparently a standard procedure now before selling or buying a home to have an inspection. good luck!

First question.....are you 3 months in the back of in money or have you ever gained a observe of foreclosure? sellers frequently pay everywhere from 3%-6% in accordance with if the broking is had to pay the consumers brokers fee. That reported you additionally can negotiate a achievable 2.5%-5% fee if the brokers in touch enable it. in case you have an interest in basic terms very own loan, then you definately've a balloon fee arising so be arranged to ask your lender the two to refiance or to have a short sale. you are able to desire to have the lender's permission for a short sale. in case you had 30% fairness on your place, you have got got here across an investor to probably get a money lower back deal.

the scary thing about termites is that you may not know you have them until something goes wrong. also, they move fast and destroy everything. little blighters.... if i was buying a house, i would have a mandatory inspection done regardless.
