We rent an old home. It has 4 bedrooms on the second floor, and the attic, which is finished is used as the 5th bedroom. A safety inspector told our landlord that the gas heating unit in the attic is illegal, and has to be removed. What could be used that would be cost efficient for our landlord to install, and also cost efficient for us to operate?

If the safety inspector stated that the gas heater was illegal, I would be hesitant to install anything without speaking to them first. I would ask the safety inspector which heating appliances can be used in this type of space, and that is the direction I would go toward. Most attics are smaller and more confined, therefore, more of a fire hazard. You can always add more insulation, but int erms of an actual heater, I would check your local laws first before spending any money or time with installation of anything. Plus, what we have to say on Yahoo may not be appropriate for your area. Every city/state has their own policies.

Natural gas is fairly inexpensive here in the upper Midwest (I live in Minnesota). A 50-year-old boiler is probably not too efficient, however, and is probably nearing the end of its life. A new high-efficiency gas boiler would probably be a significant improvement at some point. You don't necessarily have to replace your pipes if you get a new boiler.

If by gas heating unit, you mean a gas fire, then replace it with a gas fire, the original will have had no oxysafe pilot sensor on it, a new one would have one.

I am guessing nothing would be allowable because it isnt zoned for a "5th" bedroom or up to code for one!
