You can evict as soon as they are 1 day late with the rent. You can also evict if any part of the lease is not upheald. I add that my yards must be maintained, that is a pretty easy one for renters to blow.
Next time call the last 2 landlords, flakes like this did not start on you. I also avoid unmarried couples, when they split up the one left can't afford the rent.

Save yourself the legal trouble and the legal expense.
They have a 6 month lease and 2 months are left...in 4 weeks, send them a notice to vacate in 30 days, which is when the lease ends.
Tell them that at the end of the least, the first day after, if they are not gone, you will go to court to have them forcibly removed.
That is all you can do....having an aggrevating tenant is not legal grounds to break the lease.

As others have stated, you didn't mention what exactly they are doing in violation of your lease, and i hope that you have been documenting this.
Regardless, i think that you should grin and bear it for the last two months of the lease. You won't be able to remove them in the meantime anyway. Doing the paperwork and possibly hiring an attorney would be expensive and time consuming, especially since you are obviously not prepared. Make sure the tenants get 30 day notice, preferably by certified (return-receipt) mail.
Going forward, be sure to document every real infraction of the lease committed by these tenants and any future tenants -- not every annoyance, but every real infraction. Let them know you are documenting what's going on, but don't act like a raving, bitter lunatic like the dude who posted in this thread earlier. And, going forward, you should know in advance what your rights and responsibilities are as a landlord BEFORE you experience these violations, instead of waiting until you have a problem tenant. are they breaking any laws or do you just not like their personalities? If they are breaking any laws, start documenting their behavior and call the authorities and start the eviction process. I will tell you though that the eviction process can take several months. If its just their personalities, you are going to have to buck it up, give them a notice at least 30 days before their lease is up so there are no questions about them being able to stay.

are both on lease if not you can get which ever one that's not out.
you didn't say what kind of problem, that would help to know.
and you can't just keep the deposit if hats what you are thinking, you have do do repairs and show invoice of work done or rent not paid in order to take from deposit.
you might just go to them and ask them to move, and give them deposit back and start over. there would be no legal if they agreed

It depends on what the problem is...If they are doing something that would break there part of the lease then no you can evict them. Otherwise you can not just evect them because they annoy you. Good Luck!

You have said nothing as to what they are doin... Where do they live??? You cannot give them the boot unless you have a reason ...They will bring suit against you and win. Illegal eviction 3 times the damage --if the rent is a $1000 they will get $3000 from you...

File your suit. Take anyproof that you have with you. Her lying to you is completely and totally irrelevant. What is relevant, is that she owes you 600.00 plus the damages. You retained the 300 deposit, add the damages to the 600, subtract the 300 from that and sue for the balance.

It depends on what the problems are. Unless you're just hard to get along with and totally unreasonable, it's likely that these problems are valid grounds for eviction.
