I know what you are saying.
If you did not plant the grass yourself, and know without a doubt that it is all the same grass, it could be that when they were leveling out the yard, there was other stuff mixed in with it. I moved in a new subdivision and had dirt brought in, but never had the yard properly leveled. There is all kind of junk growing in the grass, and when it's cut, it looks great. But when it's long, it's really shabby looking.

It is because at one time the grass wasn't getting enough water and dying. The big areas of grass are the strong patches that survied and now if you water your grass on a regular basis you will get evenly covered new growing grass and then the big patches that were there before and are still growing. My suggestion is to pull them up and get grass seeds and grow it over again.

GOT DOGS????????? Kind like GOT MILK??????
When dogs or other well fed animals urinate it releases instant fertilizer. First you will get a HUGE jump in green growth, But then a die back in the same area! TOO much Nitrogen I believe! BUT....I am not infallible....But neither is the POPE LOL!

Maybe its where the sun is shining. Or maybe it's getting more water.
