The lease on the flat i am renting for £400 a month will run out at the end of next month. The company i rent from has informed me that my rent is going up to £520 a month. I cannot afford to pay this now and i think it's pretty unreasonable to put it up by £120 a month. What are my rights? Do i have any? I'm so upset about this. Thanks.

You will have a CONTRACT (a bit of paper you signed when you took on the lease).

READ THE CONTRACT .. it will define your rights ..

I will assume it is a FIXED TERM contract (eg. 6 months or 1 year) - in which case you have no right to remain in the flat after the 6 months (or 1 year) has expired ..

Assuming this is the case, then the Landlord is quite entitled to offer to renew at a higher rent .. of course this is just the opening offer ..

I suggest you start looking for a new flat ... if you want to stay (and can't find somewhere at lower rent) then I suggest you make a counter offer -- for example, £450 ...

If the Landlord knows you are prepared to move out, they may well be willing to accept a lower rent just to avoid the hassle of finding a new tenant ..
