The estate agents particulars stated that house was 'newly renovated and modernised.' We dont want to lose the house but worried about the rewire. I understand it may cost around £2000, should we try and renegotiate sale price, ask seller to have it rewired or just ignore it?

If the survey states it needs rewiring, by all means... Make the seller take care of this..I do not know excactly how the uk operates these sells for I am a bloody yank across the big pond from you, but here, we have pre sale inspections...Then any damages or improper situations are brought to your attention...We have many options between the buyer and seller..One is when problems arrive of this sort, generally the seller needs to reduce the price drastically on something this major on the property..or we have what is called escrow, which is money after the sell will be held there for repairs within a certain amount of time etc..there are many aspects of escrow in which will be posted on the link below...My suggestion is ...have the sellers deal with this for electricity estimates on repair very seldom stay under the price mebntioned..there are very many "hidden" areas concerning this that the contractor cannot foresee untill they actually start digging around in the wiring, breakers etc..there may need a heavier guage wire etc installed throughout to operate now days many appliances, microwaves, ovens/cookers etc that older houses were not designed to pull these currents...The cost of the re-wiring..will more than likely increase from 25% to 50% ..and this is not the contractor trying to get you, but they run into issues not foreseen.....have the sellers retain at least double the estimated cost of the re-wiring in an escrow or equivelentcy to the UK to protect yourself..or have the sellers fix it properly first..Also to consider, when re wiring it is sometimes (more so than not) required to cut parts of the walls and/or ceiling out to "fish" wires, install new conduint,fixtures, boxes etc...This will then also involve the cost of the plasterers, carpenters, painters etc to fix the cosmetically blemished areas, at an additional cost..the electrician is not responsible for this part..they are required to do the electrical and electrical only..Please take all this into cconsideration...

if this house is your 'dream house', do as you will... but... if I was faced with a similar situation, I'd go on down the line and look at another home or three.... this is a headache that's lying in wait for you... and I'm pretty sure that L200, ain't gonna get it done, either!!... skip this one, save yourself a LOT of aggravation!!!!....
