Two ways:
1. Don't.
2. Land on a heavily padded mattress.

Well if you really had to, the best way is to make sure you're already in good shape so your muscles and ligaments can handle the strain. Then when you hit the ground after your jump, try to tip sideways and go into a roll as soon as you hit. If you can turn your downward momentum into sideways momentum, your impact won't be as heavy and you'll be less likely to suffer substantial injury. You'll probably end up with sore joints and a bruise or two anyway though.

Of course if you botch it's very easy to blow out your knee, sprain something, or break a bone. But the good news is that a fall from 1 story is unlikely to outright kill you, unless you land on your head.

The person jumped off the 100 story building but probably only went one of 2 feet onto a ledge or something.

You can't jump off a one-story building without hurting anything, but you can without breaking anything. Just try to land on your feet and bend your knees as low as possible to cushion the landing. This may damage your joints, but it will not cause any breaks.

Go and study the guidelines for parkour, the running and jumping off of urban structures sport. Basically, you want to absorb the shock gradually, so you are running on take off, moving on landing, absorbing part of the shock with your legs and rolling with the fall to spread out the time of the shock and reduce the magnitude.

A guy on a sixth floor apartment fell over the railing last week. He fell into some bushes and got up and walked away.

Why in the heck would you want to jump anyway!? If you're that stupid to do that then put a trampoline with net sides to break your fall.
