I am looking to invest in rental/appreciation properties in the 3rd ward of Houston. I can't find a decent realtor! They either think I am an idiot by showing me a home priced 2K below appraised value and telling me "its instant equity" or showing me homes that would rent for less than the payment. Or showing me homes that need to be bulldozed and saying "this is an investor special." Or whats worse are the ones who don't return your phone calls or act like you are intruding into THEIR time. Does anybody have leads on an ambitious realtor who understands what I mean when I say I want "instant equity" and "cash flow."And who is willing to answer my calls, offer me some pearls of wisdom, that kind of thing. Ideally, this person will KNOW the 3rd ward too. Thanks!

Since you are focusing on 3rd Ward, I would call a realtor in that area. A great way to find one who specializes in the area is drive around and see which has the most signs in the yards. For instance, 99% of the homes listed in my neighborhood and the one adjacent to ours are all listed with the same agent.

You have to meet with every Realtor in Houston, due to your specifics. There are great areas in Houston, why specifically 3rd ward?

It's a lovely residential neighborhood, untained by apartments, shops, etc.
