I'm looking for a free way to find properties which are either bank owned, forclosed, about to be foreclosed, or being auctioned.

You’ll probably have to narrow your search to certain counties in Wisconsin

The only way I know of it to physically go to the county court house where the property or properties are located. More than likely you’ll go to the Sheriff’s office and ask for the exact info you need to research.

OR maybe thae counties you are interested in have this information on line. BUT you may have to have some information about those properties to get the exact info you are seeking about those properties.

You will probably need exact street addresses, tax parcel, tax I.D. number or ortfolio numbers [one in the same. It makes a difference what the county uses to make sure the correct property is directly associated with correct property owner of that property.

The ladies and gentlemen working at most county court houses are wonderful, helpful people. One of them may be able to walk you through getting the info on one or two properties, but if you have 3 or more you would like to research, more than likely you’ll have to apply what the court house employee tells you for the other properties you are interested in researching.

ANOTHER possibility: many Recorders of Deeds Offices or County Clerks Offices have title company employees doing research for upcoming closings/settlements/escrows. These folks are wonderful and helpful, too. [When you find one who proves to be really helpful, it might not be a bad idea if your “tipped” the person who helped you.]

I would recommend trying a title companie. They are always trying to get people to open escrows with them so they will do what ever is needed to make that happen. Information regarding a home that's in default is public information and the title companie gets this info all the time and is willing to give it to you for free. You can also check the public notice section of the news paper. That should cover homes that are in pre-foreclosure, and being auctioned. If a homes doesn't get sold at auction than the bank buys it back and it becomes known as an REO. REO's can be found free by asking Realtors in your area to send you listings of REO homes for sale, or by going to a banks REO page and dealing with them directly.

Bank owned and foreclosed properties are immediately listed with real estate brokerage firms for disposition. You can simply call your local REALTOR and ask for availabilities on foreclosed properties.

If you are looking to purchase at the foreclosure auctions, you will need to watch newspapers in the area in which you wish to purchase for notifications of pending foreclosure. A few counties also post these lists on their county websites.

go to your local county clerk's office. most foreclosures are a matter of public record. just need to put some sweat equity into it...Otherwise talk to a realtor.
